Design/build, landscape planting, irrigation, hardscape and maintenance for residential builder's projects by a commission sales landscape designer. Makes extensive use of landscape "Imaging" software which takes a photograph or the architect's elevation of the house and overlays photographs of the landscape designers recommended plant material or hardscape elements so the potential home buyer can "see" the proposed landscaping at installation or over time. Generally, the base proposal is the builder's landscape allowance followed by "Upgrades" of the plant material or "Adds" for additional elements such as irrigation, lighting and other hardscape.

Because it is intended this service will lead to a contract for the installation of landscaping, at the conclusion of the initial meeting with the client the designer will propose a fee for the landscape solution, payable before any work is accomplished on the design but which is forfeited if the designed construction is not contracted with GreenScape. This fee represents a minimal rate per hour for the designer's time to accomplish the design solution and does not represent the amount of commission he will receive upon the successful completion and acceptance of the installation. Should be installation be accomplished by GreenScape, the amount of the design fee is deducted from the final payment due for the installation contract.

All plans, schedules and proposals remain the property of GreenScape and any materials left with the client prior to acceptance of our proposal may not include all the data for the design solution such as plant names, plant sizes, individual plant costs, irrigation nozzle size, irrigation pipe or value location and sizing, or irrigation pressure loss calculations.
