Standard Warranties

Landscape Planting:
Plant material and labor shall have a one year limited warranty and lawn establishment shall have a 90 day limited warranty from date of completion of the installation except for reasons beyond the control and without the fault or negligence of GreenScape, Inc. including acts of God, acts of another contractor in the performance of a contract with the Owner, fires, floods, unusually severe weather, vandalism or neglect of the horticultural maintenance including watering.

Irrigation:
Irrigation installation and service shall have a limited one (1) year warranty from date of completion of the installation on parts and labor and, in the case of system installation, shall include spring start up and fall shut down.

Hardscape:
Hardscape construction shall have a limited one (1) year warranty from date of completion of the installation on all materials and labor

Methods of Contracting

Design/Build:
Design/Build service combines the design and construction activities so the Owner has only to look to one entity for responsibility for the solution and execution of his project. Because it is intended this service will lead to a contract for the installation of landscaping, a fee for the landscape plan is paid before any design solution but which is deducted from the final payment for the installation contract provided the work is accomplished by GreenScape.

Competitive Bid:
Competitive Bid work is generally designed by others and/or is part of a much larger project constructed by a General Contractor. To insure diversity of exposure to ever-changing landscape trends and knowledge, GreenScape competitively bids the work of all outstanding landscape architects. Our broad base of knowledge and capacity makes GreenScape uniquely competitive in the marketplace and allows us to be on the cutting edge of technology.

Time and Materials (T&M):
"T&M" or "T&M Not to Exceed $X" work is generally where it is difficult or impossible to know and estimate the time and materials it will take to do the work such as storm disaster cleanup where safety is the primary concern, irrigation service where the extent of the repair is unknown, leaf removal where the number of man hours is difficult to ascertain, or grading where it is unknown in what condition the site will be when the work is to be done. Generally, the materials are marked up 10% over our cost and the labor is priced out at a specific rate depending on the equipment to be used

Methods of Receiving Payment

Prepayment and percentage of contract as installation proceeds:
Our payment schedule for this work is 35% of the contract price upon acceptance, an additional 35% when 30% of the work is complete, an additional 20% when 60% of the work is complete and the 10% balance upon final completion and acceptance of the project by the Owner. A service charge of 1.5% monthly (18% annually) will be added to your account for all past due invoices. Final invoices more than 30 days past due void all warranties.

Monthly draws for work completed:
Monthly draws for 100% of the value of work completed that month and the materials stored in our warehouse and/or our distribution center for which we accept sole responsibility until installation with final payment on completion. A service charge of 1.5% per month (18% annually) will be added to all accounts over 10 days past due. Final invoices more than 30 days past due void all warranties..

Monthly draws for work completed with percentage of retainage withheld until completion:
Monthly draws for 90% of the value of work completed that month and the materials stored in our warehouse and/or our distribution center for which we accept sole responsibility until installation with final 10% payment on completion. A service charge of 1.5% per month (18% annually) will be added to all accounts over 10 days past due. Final invoices more than 30 days past due void all warranties.
